LOCATIONS OVERLOOKED

Fundamentally speaking, the herd mentality is a driving mechanism in rising valuations. One area of the country that has been ignored for some time is Winnipeg, Manitoba. Our firm recently completed a portfolio valuation of industrial properties across the country, two of which were in Winnipeg. Among Winnipeg's draws for national distribution channels is the central location, abundant labour pool, and relatively low cost of entry in comparison to other markets across the country. What we also took note of is that new industrial development has lagged resulting in an older industrial base. There is clearly an opportunity for developers/builders to meet the recent onset of demand.
